We are letting our new frontline beach penthouse with direct access to the beach. The property BERMUDA BEACH 9 is very spacious with over 280m² built surface. The property offers unforgettable views over the Mediterranean Sea from Estepona till Gibraltar and Africa. You enjoy panoramic sea views from almost every room. On the main level is the spacious living room with dining area, the fully equipped kitchen, a guest toilet and the partly covered main terrace with over 60m². Listen to the sea and relax on our lordly outside lounge or at the garden table. When you seat in the living room, you enjoy perfect seaviews. On the first floor you will find the master bedroom with en-suite-bath with double bassin, WC, bidet and bath with shower. The two guest bedrooms are also spacious with single beds and built-in wardrobes, sharing a shower room on the landing. In front of the seaside bedrooms there is a second terrace with second garden furniture offering unforgettable sea views. On top of the property is the spacious roof terrace with all day sun. If you like to spend your holidays in a luxury ambience with direct access to the beach, large community pool and a private paddle tennis court.

The complex of "El Mirador de Bermuda Beach" is located on the beach itself and offers an private paddle tennis court, undergroung parking space and lush tropical gardens with pool area just on the beach. In wakling distande there is a very good restauraant with open assador (open fireplace) and the ALBYT Golf & Country Club with firstclass restaurant and SPA with indoor- and outdoor pools, sauna, turkish bath and tennis courts. A perfect holiday home for summer and winter!

BOOKING CONDITIONS:

1. When booking, a reservation payment of 30% of the total amount is required
2. 2nd balance (70% of the total amount) due 42 days before arrival.
3. For short-term bookings or NON REFUNDABLE RATE, the total amount is due.

PAYMENT METHOD:

Payments are made in Euros using the following methods:

1. Bank transfer: (free of charge)
2. Credit card (VISA / MASTERCARD) from us: (free of charge) (data will be requested by phone and debited).
3. HOLIDAYHOME ONLINE PAYMENT (FEWO-DIREKT / HOMEAWAY / VRBO / HOMELIDAYS
PAYMENTS): + 3% processing fee
4. PAYPAL: + 5% processing fee

PAYMENT POLICY:

1. Please do not transfer cash payments by post.
2. All payments should only be made by one person, if possible this should be the leader of your tour group as mentioned in the reservation confirmation.


CANCELLATIONS (FOR RESERVATIONS FOR 2020):

Cancellations are only accepted in writing, the next working day is the date of receipt of the cancellation!

When the guest has made a payment, they receive:

1. Full 100% refund of the previously paid amount if canceled 31 days before check-in.
2. 50% reimbursement of the previously paid amount if canceled 15-30 days before arrival
3. No refund of the previously paid amount for cancellations 0-14 days before arrival


COVID 19 REBOOKING OPTION for reservations for 2020:

You can rebook / change your existing reservation for 2020 up to 4 weeks before arrival to another period for 2020 or 2021.

All net payments made are accepted for the new period. (VOUCHER)

All requests for changes that arrive less than 4 weeks before arrival are considered a cancellation.
Location
The urbanisation 'El Mirador de Bermuda Beach' is located on the very first beachline between the city of Estepona and the village of San Luis de Sabinillas/ Manilva. The complex offers private paddle tennis court, spacious garden and community pools direct on the beach. Each apartment has enormous terraces with 100m² and unforgetable views over the beach, the Rock of Gibraltar and Africas coastline: a perfect holiday home for summer and winter! The complex has direct access to the beach. Just 100 meters away is a very good restaurant. In walking distance you will find the Albayt Golf & Country Club with restaurant, large SPA and golf - we offer discounted rates. In the village next door you will find numerious shops, supermarkets, banks, restaurants, tapas-bars, bakery and pastery. Every sunday here is one of the biggest markets in the region.

The bigger city of Estepona is just 7 km. far away.

All modern comforts are provided in our apartment which has been furnished and equipped to a high standard. The apartment has air conditioning systems for heating and cooling troughout, sattelite TV and offers amazing seaviews. The enormous main balcony terrace is partly covered and facing out to the open sea. On this terrace you will find an outside lounge furnishings, garden table and BBQ. The apartment offers further an very spacious roof terrace with over 50m² with panoramic seaviews over Gibraltar and the African coast. The south orientation allows you to enjoy the sun untill late evening!

All prices are quoted for selfcatering holidays per night. Additional costs: water and electricity: EUR 105,-/week; final cleaning, hand towels and bed linen EUR 175,-, if you wish WLAN Internet access for EUR 3,-/night, if you wish Babycot with linen for EUR 5,-/ night, if you wish Baby-Highchair for EUR 3,-/nightRefundable damage deposit: EUR 200,- (This is a refundable security deposit, any damages or breakages to the property will be deducted from this deposit after your departure. If there are no damages the deposit will be transferred to the bank account of the client at least at 14 days after his departure.)

Notes: Rates are based on 6 guests; each additional guest 20 € per night will be charged.

Booking conditions: A deposit of 30% of the invoice will be required to secure your reservation with the balance to be paid by at least 42 days before arrival date. **** Cancellations: Cancellations must be confirmed in writing. The following cancellation charges will be payable:
1. More than 57 days notice given - loss of 50% of reservation payment.
2. between 56 - 43 days notice given - loss of reservation payment.
3. between 42 - 15 days notice given - loss of 70% of total payment
4. 14 days or less notice given - loss of total payment (refundable damage deposit will be refunded).
